Required documents to apply for a home loan

Getting your dream house is no more a challenging task when you have all the documents handy. To apply for a home loan, you will need to submit a certain set of documents to ensure its fast processing. However, the home loan documents required are similar for most of the housing financiers. But it is advisable to cross-check with your financial institution before applying for a loan to avoid any confusion.

Check below the list of the common home loan documents that you might be asked at the time of filing your housing loan application.

 Recent passport-sized photographs

Proof of Identity: (Any one of the below)

  • PAN Card
  • Passport
  • Aadhaar Card
  • Voter’s ID Card
  • Driving License

 Proof of Age: (Any one of the below)

  • Aadhaar Card
  • PAN Card
  • Passport
  • Birth Certificate
  • 10th Class Marksheet
  • Bank Passbook
  • Driving License

Proof of Residence: (Any one of the below)

  • Bank Passbook
  • Voter’s ID
  • Ration Card
  • Passport
  • Utility bills (Telephone Bill, Electricity Bill, Water Bill, or Gas Bill)
  • LIC Policy Receipt
  • Letter from a recognized public authority verifying the customer’s address

 Income Documents:

For Salaried Individuals:

  • Form 16
  • Latest 2 months' salary slips
  • Increment or Promotion letter
  • Past 3 years ITR

Apart from the income proof of the salaried individual, they would also have to furnish any investment proofs (such as fixed deposits, shares, etc) along with the latest passport-sized photographs.

Self Employed professionals:

  • Income Tax Returns (ITR) of the last 3 years
  • Balance Sheet and Profit & Loss Account Statement of the Company/Firm which should be duly attested by a Chartered Accountant
  • Details of the business license
  • The license of Professional Practice (in the case of Doctors, Consultants, etc.)
  • Establishment's registration certificate (For Shops, Factories & Other Establishments)
  • Proof of Business Address

Property documents

  • No Objection Certificate (NOC) from the Society or Builder
  • A detailed estimate of the cost of construction of the house
  • Registered Sale Deed, Allotment Letter or Stamped Agreement of Sale with the Builder (original document)
  • Occupancy Certificate (in case of ready-to-move-in properties)
  • Property Tax Receipts, Maintenance Bills and Electricity Bills
  • Receipts of the advance payments made towards the purchase of flat (original document)
  • An approved copy of the building plan (key plan/floor plan in case of purchase of flats)
  • Original of the land tax paid receipt and possession certificate as issued by the revenue authority
  • Payment receipt or bank account statements showing payments made to the Builder or Seller
